The information, analysis, scores, and data provided by BIDROI — including but not limited to the BIDROI Score™, Strike Price calculator, ARV estimates, Market Value estimates, and comparable sales data — are provided for informational and analytical purposes only.
Nothing on this platform constitutes:
- Investment advice or a recommendation to buy, sell, or bid on any property
- Financial advice or a financial plan
- Legal advice or a legal opinion on any property's title, liens, or encumbrances

2. Foreclosure Investing Risks
Investing in foreclosure auctions involves substantial and unique risks that may result in significant financial loss, including:
- No inspection access: Properties are typically sold as-is without the opportunity for interior inspection prior to the auction. Hidden defects, damage, or required repairs may far exceed estimates.
- Title risks: While foreclosure sales extinguish certain liens, not all encumbrances are eliminated. IRS tax liens, HOA super-liens, and certain other obligations may survive the foreclosure sale.
- Occupancy risks: Properties may be occupied at the time of purchase. Eviction proceedings in Florida may take months and involve legal costs.
- Market risk: Property values can decline. ARV estimates are based on historical data and do not guarantee future sale prices.
- Repair cost overruns: BIDROI's repair cost estimates are approximations based on age and square footage. Actual costs may be substantially higher.
- HOA and association debts: Condominium and homeowner association debts may survive foreclosure or accrue post-purchase. Verify all HOA status directly with the association.
- Environmental issues: Properties may have environmental contamination, mold, or other hazards not visible in public records.
- Holding costs: Insurance, property taxes, financing, and carrying costs will reduce your actual return.
A single unforeseen issue — an undisclosed lien, unexpected structural damage, or prolonged eviction — can turn a projected profit into a significant loss. BIDROI's score does not eliminate these risks.
3. Data Limitations
All data in BIDROI is sourced from publicly available county records that may be delayed, incomplete, or contain errors:
- Auction listings are sourced from Miami-Dade County court records and may not reflect last-minute cancellations or reschedules
- Property values from the Miami-Dade Property Appraiser are county assessments, not certified appraisals
- Comparable sales data is limited to transactions recorded in the PA API and may not reflect all market activity
- Flood zone data is based on FEMA maps that may not incorporate recent amendments or local topographic changes
- Code violations are limited to unincorporated Miami-Dade County; incorporated cities require separate verification
- Legal standing (mortgage priority, bankruptcy) is based on court docket data that may be incomplete or not yet updated
- Tax burden figures are estimates based on prior-year assessments and do not represent actual delinquent tax balances
4. Your Responsibility
Before bidding on any property, you are solely responsible for:
- Conducting a full title search through a licensed Florida title company or real estate attorney
- Performing independent property due diligence, including any available exterior inspection
- Verifying all liens, encumbrances, and obligations through official Miami-Dade county records
- Consulting with a licensed Florida real estate attorney regarding legal matters
- Consulting with a licensed financial advisor regarding your investment strategy
- Understanding and complying with all applicable Florida laws governing foreclosure auctions (Florida Statute § 45.031 et seq.)
- Ensuring you have sufficient funds to close — foreclosure auction sales in Florida typically require payment within 24 hours
5. No Guarantee of Results
Past auction outcomes, historical comparable sales, and historical market trends do not guarantee future results. Real estate markets are subject to economic cycles, interest rate changes, local market conditions, and other factors beyond anyone's control or prediction.
The BIDROI Score™ is a proprietary model based on publicly available data and analytical assumptions. A high score does not guarantee a profitable investment; a low score does not guarantee a loss.
